How is rent calculated and paid for shared houses?

Rent is specified in the tenancy agreement and is calculated by multiplying the average rent per room per week by the number of rooms in the house by 52 weeks. Each tenant is responsible for paying an equal amount of rent for the whole house. The rent is paid quarterly in advance on the 1st of July, 1st of October, 1st of January and 1st of April. For 6 bed houses the rent will be split equally between the 6 of you.

Is there a TV point in my room?

Yes, all our student houses come with a digital TV aerial on the roof and a state of the art TV distribution system. Each room comes with a TV point supplying a high-quality digital TV signal for crystal clear reception. In addition, the cost of a TV license is covered in the all-inclusive package.

What type of tenancy agreement will we be signing?

The tenancy agreement is an Assured Shorthold Tenancy that is defined in Section 20 of the Housing Act 1988. We only let student houses to groups of students who are looking to fill a whole house, instead of individuals. The tenancy runs from the 1st of July for 12 months. View a sample contract.

What is a House in multiple occupation (HMO)?

The Housing Act 2004 defines an HMO as being any bed-sit, house or flat which is occupied by three or more unrelated people. This means shared student houses are HMO so certain standards for amenities, room sizes and management apply. All our Loughborough student houses are HMO licensed and fully compliant.
