When do your houses get booked up?

Many students in groups start house hunting during the Autumn term to be ready for the following academic year, so we would suggest starting to look into your accommodation sooner rather than later. Due to the popularity of my student houses, we often receive enquiries in October/November with many houses becoming booked before the Christmas break.

How is rent calculated and paid?

Rent for our student houses for the whole year will be specified in the tenancy agreement and is calculated by multiplying the number of rooms by the average rent per soon by 52 weeks. Each tenant in the house is equally responsible for paying rent for the whole house. Rent is due for payment quarterly in advance, eg 1st of July, 1st of October, 1st January and 1st April.

Will I get my security deposit back?

At the beginning of your tenancy, we will issue you with an inventory that details the condition of your student house. You will then be asked to check and sign it. At the end of your tenancy, we will check your property (with you) and subject to there being no damage and no cleaning required, your security deposit will be returned within 10 days of the end of the tenancy.

Why do I need a deed of guarantee for payment?

A guarantee is either a parent or guardian who is able to guarantee the payment of your individual share of the rent if anything happens and you are not able to pay. The guarantee is for a joint assured shorthold tenancy where the guarantor’s liability for rent is limited to the individual Tenant’s share but is otherwise unlimited.

DASH Landlord Accreditation Scheme

Andrew Chell is an Accredited Landlord through the East Midlands Landlord Accreditation Scheme. While DASH accredits the landlord rather than the property, they do carry out random inspections of the property to ensure they meet the legal requirements.
